What is an option
agreement?
This is a simple 5 page agreement enabling MyBackGarden
to invest in planning application on your behalf. This provides
both parties with the comfort and security of our full commitment.
Why should I trust mybackgarden that has a sister company
who is a property developer?
Welcome Homes plc already has a substantial land bank and
only develops in WS6, WS11 and WS12. If your land is of
interest to Welcome Homes plc, you will be made aware at
the first meeting. As three local independent estate agents
are used chosen by youself, you can be assured the true
land value is established.
If
mybackgarden does not develop the land, how do they
make any money?
Once planning permission has been awarded,
MyBackGarden will arrange for the sale of the land by formal
tender to three property developers. The successful purchaser will pay
MyBackGarden
a commission in the region of 4% of the land value. What happens if I want to obtain
planning permission but not sell until 10 years time?
Via our Option Agreement, when you sell
in 10 years time MyBackGarden will be notified of when
you intend to sell the land and will arrange the sale by formal tender
to three property
developers based on the increased valuation, reflecting
current land values
